My name is Tik I Rent out luxury condos for our Co Op. I rent them out nightly, weekly, monthly and long term. Many of the rooms I rent out were owned by me at one time but customers enjoyed renting my rooms and purchased them. Then they gave me the keys back and asked me to rent them out while they were away. I take care of everything while they are away including paying bills, keeping the rooms rented and any repairs that might be needed. Even condo renovations are on the menu. The owners from time to time block out time slots so when they return they can stay in their own rooms and then collect their rental income for spending money. This Co-Op keeps growing but it should be known that I pick and choose the rooms very carefully as well as the owners to work with. "I rented from Tik at dancewatchers.com a few years ago and just loved the room and service. I talked to Tik and she said I could buy the room I was staying in as it was owned by dancewatcher. I signed the paper and Tik's girl did all the rest. Tik's girl who handles all the papers is cute also. One minute I was a renter and the next an owner. I found out there were many ways to own a condo in Thailand and Tik guided me through the process. I now have the title deed in my name. There was none of the pile of paper work you might expect from your home country. I have never looked back since. I never have a worry when I am gone as I come back to a clean room and a pile of cash. Tik said she could deposit the money in my Thai bank but I like coming back and watching Tik count out the pile of Thai baht and handing it to me. There is something just delightful at having a pretty Thai girl handing me a pile of cash. Tik is very smart and speaks English very well. I think she realized just how much I enjoy having her giving me money so last time she gave me over 100,000 baht all in new one hundred baht notes. This was a pile of cash. Let me tell you that the smile on her face was worth 10 times as much. It is a shame she is married. When I make my plans to return to Thailand I just reserve my time slot for my holidays and just check in. One time I came to Pattaya with very little notice and my room was rented out. Tik found a nice room for me to stay in and I ended up buying that one just before I left. I still have only one condo as Tik got an offer to buy my condo that I could not refuse so she sold it for me. Now I am looking for more. I tried looking for a condo to buy on my own but there were always hidden problems. My rental income money is good and Tik is looking for a new room for me. If you thinking about doing the same follow all of Tik's advice about your condo renovations as this helped me keep my occupancy rate very high even in what is known as low season in Thailand. One thing you will learn about Tik is that she is a fanatic about keeping the condo Air Conditioning Clean which provides a healthy atmosphere in the rooms. "I have been using Tik's rental services for nearly a year now. In my opinion they provide a better service than an estate agent ! Every month I receive my rent promptly
and a statement explaining how it was calculated. I think their success and high level of service is due to their transparency and no-nonsense approach to doing things.
Everytime I call they pick up the phone, or respond promptly when I email. Tik has been doing this a long time and has a tried and tested system that works. When i first started renting studio's out she provided lots of advice to bring the rooms up to a high standard. This has kept my occupany rate high and attracted good quality tenants. Tenants clearly understand what the charges are, and get arrival instructions making things hassle free for them. Moreover, they have a paid a deposit by Paypal first, so no-shows rarely, if ever happen.
The hub of the system is the website maintained by Dancewatcher. This is updated EVERY DAY !! Not only is it full of helpful information, but Dancewatcher has a formidable collection of photo's on there too. As a Landlord I find the Room Calendar system invaluable, whenever I want to check what bookings and availability I have I simply go online and check 24 / 7. Whether I am in Pattaya or not I know my rooms are in safe hands with Tik & Dancewatcher. "

''I was introduced to Dancewatcher and Tik through a mutual friend and was immediately impressed with their service. I have several units all in View Talay 2 and had been lacking customers in part due to various polices the Thai Government were implementing at the time with visas for long stay farangs and subsequently could not get more than a 3 month booking with the many agents that listed my property's.
Tik was a one stop shop so to speak. I immediately picked up a two year booking which I was very grateful for and through Tik's guidance and attention to detail upgraded all of my rooms with the rent money that was being produced each month with the tenants she was providing!
As of writing all of my rooms are filled and have been for sometime.
Nowadays instead of having to visit View Talay several times each month to sort out the bills, small maintenance repairs and so forth, Tik takes care of this for me. My only visit is to collect a pile of cash at the beginning of each month.
The website speaks for itself, it is constantly updated, easy to navigate and great for Landlords to monitor future bookings or block of certain dates if friends are visiting.

March 2009 – Owner in View Talay 1
“I have been coming to Jomtien for several years and always stayed at View Talay 1 and rented a Condo there and since I found the location so convenient, I decided to look around the area to purchase a Studio Condo.
During my Christmas holidays in December 2007, a couple of weeks were spent in searching for a suitable Condo, with many Real Estate Agents and Private Sellers - in many locations around the Jomtien area.
I finally settled on a Studio Condo in the View Talay 1 Complex – since I felt, that I knew these Building pretty well from my previous stays there.
The Purchase was finalized in January 2008 and one of the main selling points was, that it had a long term Tenant who – according to the Vendor – was to stay for at least another year or possibly 2 years, which would have been a secure rental return for that period. And…..the Vendor offered to manage and look after the Condo for me!
However, it did not take too long and I received reports of necessary repairs that needed to be carried out, that the Tenant wanted the rent reduced….and finally, that the Tenant had vacated – without any real reason and no proper notice period – or loss of deposit. “My Agent” then found me another Tenant on a short term basis – at greatly reduced rent….and I felt that I was too trusting and may had been taken advantage of.
So, I went for another vacation to look at the Condo myself and to try to see if I could find another “Agent” to manage my Investment.
When I arrived and looked at the Condo I was surprised at the lack of maintenance that was carried out and several things were broken or missing and conveniently, my “Agent” had to go overseas on an urgent business trip…. !
I had been aware that Tik managed several Condos in the View Talay 2 Building and I called to enquire if they would be interested to also handle my Studio in View Talay 1– as part of their Portfolio.
Tik came right away, had a look at my Condo on the top floor with sweeping sea views, immediately saw the potential and agreed to manage it for me.
Relevant Trades People were arranged to undertake the required renovations, I was given the task and a list to purchase essential items like bedding, towels, plates, glasses, cutlery, Stand-up Fan, DVD, Mirrors, a Painting and other little knick-knacks to bring the Condo up to Dancewatchers Rental Standard.
A final thorough clean-up was arranged through Tik and I stayed in the Condo for a few weeks myself and truly enjoyed and marveled at the difference in presentation, due to Tik's involvement.
At the end of my stay, Tik immediately secured a long term rental Tenant and they kept me informed at all times and deposited the rental payments promptly into my account. I am confident that any necessary repairs & maintenance will be arranged and supervised, either during the existing Tenancy or in between Letting Periods and I am also very impressed with the available booking calendar, the photos of my Condo and the way it is being presented on the Website.
I have found a “New & Trusted Agent” in Tik who is looking after my Investment in a proper & responsible way and any future purchases of Condos will certainly be part of Tik & Dancewatchers Portfolio.
